We do the changeover so the next people walk into a house that feels looked after. Ring when a turnaround is coming. Pay for that job. That’s it.
We look after holiday cottages and Airbnbs. A standard changeover leaves the property guest-ready: beds stripped and remade, bathrooms cleaned, kitchen wiped and checked, floors vacuumed — including under beds where accessible without moving furniture — bins out, and the house locked and ready for arrival.
Moving furniture, emptying cupboards, deep appliance cleans and the rest of a full deep clean are not part of the changeover fee. Those are charged separately. The published scope of works sets out both lists.
If it would help — and most holiday houses do — we can take the linen while we’re there. If something’s off between guests, you’ve got a local number. We’d rather hear it than have it sit.
Some of this work runs on trust that doesn’t show up in a brochure. One owner has never met Hayley — Airbnb access, each brief taken from the app, the changeover done, a report back, and the guest review written by her. She does not know whether that owner is male or female. That is how far some arrangements go.
What it costs

Plus £20 per bathroom beyond the first. So a 3 bed / 2 bath starts at £145.
A four-bed with a hot tub is not a two-bed cottage — the bands exist because the work isn’t the same. The fee also moves with travel distance, parking and access, and timing (early, late or same-day rush). Confirmed with you before the job, not after.
Sundays, bank holidays and public holidays: plus 30%. Saturdays stay at the standard rate — Saturday is a normal changeover day in this trade.
Worked example: 3 bed / 2 bath on a Sunday = £145 + 30% = £188.50.
Anything outside an agreed changeover is billed as home help hours, from £23, agreed in advance — always additional, never a substitute for the changeover fee.
Saturdays are covered. So are Fridays and Mondays.
Changeovers land across the week — we cover them. Availability is one thing; price is another. Saturday is charged at the standard rate. Sunday and bank holidays carry the 30% unsocial-day premium above.
Deep cleans
A deep clean is a separate service, not a bigger changeover. Charged at £34.50 an hour (£23 + 50%), by actual hours. Useful at the start of a season, after decorating, or when a property has stood empty.
